Our Process

Initial Consultation

First off we visit you in your home (or prospective purchase) for a general chat about your desires for the building and the options available to you. We will take measurements while we’re there taking note of existing materials and access requirements to enable us to make some initial design sketches.

 
 

Design Sketches

Based on your ideas and our experience we will draw up several options for you to choose from in a simple to understand sketch format. We can usually provide a selection of 3D renders of the options to help you visualise the finished project.

Planning Stage

1-Survey
Once the favourite option has been selected we can go ahead with the planning stage. An accurate survey of the property is carried out and from that a detailed set of plans is drawn up for the project.

2-Tender Package
Full set of working drawings including structural engineering calculations, plumbing, electrical and finish specifications. Everything the builder needs to complete the project down to the fine details.   

3-Planning Permission
We will submit your completed planning application to the council planning and building control for revue. If needed we can help with party wall agreements and any surveying that is necessary. Most of the work we do falls under the permitted development rules which often means permission to build is granted in weeks rather than months.

3D Visualisations

We can produce beautiful 3D visualisations from our finished plans that our customers find very useful to help them imagine the layouts of the finished project. Want to know how much light you will get through the new skylight at 2pm on a sunny day in December? no problem.

Costings

After the initial consultation we will agree a transparent costing plan for the design stage right through to planning permissions. 

From the finished plans we will then draw up a fixed construction costing schedule broken down into the various sections of the build. 

Often clients wish to add extra work once the job is underway, this is completely understandable and dealt with case by case under a simple countersigned variations contract, ensuring there are no surprise costs at the end of the project.

VE (Value Engineering)

Everybody has a grand design in mind but unfortunately most of us don’t quite have a grand budget. With a bit of careful VE we can help you identify the most important design aspects and trim off the fat where necessary to fit the dreams within the bank balance.u.

Construction

We are a team of careful professional builders and craftsmen who take pride in our work, from the first spade in the ground to the final coat of paint.  We will do our best to keep the build time as short as possible, minimising disruption to your lives. A dedicated experienced site manager will be your point of contact and present for the duration of the project to answer any questions.

Completion/Topping Out Party

After the final coat of paint is applied and the house has been professionally cleaned the keys are handed over to you along with a folder and email. The handover package will include gas and electrical certificates, the completed building control notification, satisfied party wall surveys along with any other required paperwork. 

It’s not a contractual requirement to invite us to the topping out party, but after spending several months working on a successful project together we do often end up as good friends.
